Home/Sell
Selling

Your house gets one first week. Spend it well.

Prepared, priced right, photographed properly, and it moves. Rushed onto the market to see what happens, and you spend two months chasing it down in price.

The listing system

What I do before the sign goes up.

Free walk-through, prioritized list

I go through the house and tell you what to fix, what to skip, and what order to do it in. This conversation routinely pays for itself several times over.

Kill the fear items

Roof, water heater, electrical, drainage, anything involving water where it should not be. Buyers discount hard for uncertainty and barely notice your backsplash.

Price from real sales

Closed comparable sales plus the features that actually move price in your specific area. Not an online estimate, which cannot see your shop, your view, or your septic.

Photograph it properly

Almost every buyer sees your house on a screen first and decides in about four seconds. This is not where you save money.

Market to the actual buyer

A Springfield starter home and forty acres in Pleasant Hill do not share a buyer. Acreage gets drone coverage, mapped boundaries, and documented water and septic.

Hold it together through inspection

This is where most deals die. Sellers who prepared answer with paperwork. Sellers who did not negotiate against a report they are reading for the first time.

And then the sign goes up

I put them in myself.

Two Lane County listings, two sign days. It is a small thing, but it is the point where the work you did beforehand starts paying.

FAQ

Seller questions

What is my home actually worth?

Not what an online estimate says. Those models cannot see your finishes, your shop, your view, your septic, or the fact that the comp down the street had a failing foundation. I build valuations from closed local sales plus the things that actually move price here. The walk-through and the analysis are free.

How long before listing should I start preparing?

Sixty to ninety days is the sweet spot for most homes. Long enough to knock out repairs without paying rush prices, short enough that you stay motivated. For rural property with well, septic, and outbuilding documentation to gather, give it longer.

Should I renovate the kitchen before selling?

Usually no. Full kitchen remodels rarely return their cost at resale, and you get zero enjoyment out of one you are leaving. Paint, lighting, hardware, deep cleaning, and landscaping return far better per dollar. I will give you the prioritized list.

Do I need to be out of the house to sell it?

No. Plenty of homes sell fully lived in. It takes more coordination on showings and more discipline on tidiness, but it is completely normal. If the house is vacant, we talk about whether staging pencils out.

Let's talk about your move.

Buying your first place, selling acreage out east, or landing here from out of state — start with a conversation. No pressure, no script, no disappearing act.
