Buying

Buy the right house, not the easiest one to find.

Anyone can email you listings. The job is knowing which ones deserve your Saturday, what the inspection will probably turn up, and what the place two streets over actually closed for.

The process

Six steps, no mysteries.

Talk to a lender

Before anything else, and it is free. Your real number is almost never the number in your head, and everything downstream depends on it.

Pick the area honestly

City lot or acreage. Ten-minute commute or twenty-five. The house is changeable, the location is not. We sort this before we tour.

Tour with intent

Three to five good options beats twelve. After the fourth house they blur together anyway.

Write a smart offer

Price is one lever. Timeline, terms, earnest money, and a lender who performs are the others, and they win deals more often than people expect.

Inspect everything

General inspection always. Sewer scope on older homes. Well and septic on rural property. Knowledge is leverage and it is cheap at the price.

Close and settle in

Appraisal, underwriting, walkthrough, keys. Then you get the list of local trades worth calling, which matters more in year one than anyone tells you.

Start here

Tell me what you are hunting for.

Where, how much, and what has to be true about it. I will send the places that deserve your Saturday and skip the ones that do not.

  • No drip campaign. You hear from me when something fits.
  • Nothing here commits you to anything.
  • Already working with another agent? Say so and I will stay out of it.

An email or a phone number, whichever you would rather hear back on.

FAQ

Buyer questions

How much do I need for a down payment?

Less than most people assume. The twenty percent figure is the single most expensive myth in real estate. There are loan programs that start considerably lower, and Oregon has down payment assistance on top of that for buyers who qualify. Talk to a lender before you talk yourself out of it.

Should I get pre-approved before looking at houses?

Yes, and not just because sellers want to see it. Pre-approval tells you what you are actually working with, which changes which neighborhoods and which house types are on the table. It is a free conversation and it takes about twenty minutes.

What does it cost me to work with you as a buyer?

Buyer agent compensation is negotiated and spelled out in writing before we tour anything. I will walk you through exactly how it works in your specific purchase, in plain language, before you sign a thing. No surprises at the closing table.

How long does it take to buy a house?

From accepted offer to keys is commonly thirty to forty-five days depending on your loan. The search itself varies enormously. Buyers who are clear on what they want and pre-approved often find it in a few weekends. Buyers still figuring it out take longer, and that is fine too.

Let's talk about your move.

Buying your first place, selling acreage out east, or landing here from out of state — start with a conversation. No pressure, no script, no disappearing act.
