I have had the same conversation probably a hundred times. Someone tells me they would love to buy but they are years away, because they need twenty percent down. I ask where they heard that. Nobody ever knows. They just absorbed it, the way you absorb the idea that you have to wait an hour after eating to swim.
Twenty percent is not a requirement. It is a threshold where mortgage insurance typically drops off on a conventional loan. That is a real financial consideration and it is worth understanding. It is not a gate you have to clear to own a house.
There are loan programs that start considerably lower. There is down payment assistance in Oregon on top of that for buyers who qualify. There is USDA financing with no down payment at all for eligible buyers at eligible addresses, and a lot of Lane County outside the metro core has historically fallen inside those boundaries.
Here is the part that gets me. The people who are most certain they do not qualify are frequently the ones who would. They have steady income, they have been paying rent on time for six years, which is a housing payment history whether or not anybody counts it that way, and they have never once called a lender to check.
The call is free. It takes about twenty minutes. You will come out of it with a number, a monthly payment estimate that includes taxes and insurance, and a list of anything worth fixing first. Sometimes the answer is you can buy now. Sometimes it is you need four months and one specific fix. Either one is better than a decade of assuming.
I do not get paid for that call and I am not the one making it. I just get tired of watching people talk themselves out of something they could have had three years ago.
Buying your first place, selling acreage out east, or landing here from out of state — start with a conversation. No pressure, no script, no disappearing act.
